73,000 SF Charlotte Warehouse Gets New Owner

A. Scott Hensley, CCIM, SIOR and Lester E. Osborn, CCIM, SIOR of Piedmont Properties/CORFAC International represented Trimming Associates in its sale of a 73,800 square foot warehouse, located at 900 Pressley Road in Charlotte, to TPM Properties for $2 million. TPM will fill 25,000 SF of space with company offices, and Trimming Associates will continue to operate its manufacturing business from the warehouse. Tom Auer of Cornelius, NC-based Centdev Properties represented TPM in the transaction.

Trendy Restoration in Sight for West Morehead Corner

Formerly known as the site of a Volkswagon Repair Shop, 1600 W Morehead Street, is destined for a hip transformation. Plans could include retail, restaurant, or office space. Jim Welsh, investor, has teamed up with The Nichols Co. to help make this salvation of the 2,000 SF block garage possible. The site was purchased for $450,000 and the group plans to invest an additional $100,000 to make it more attractive to Tenants. A. DTJT Properties, LLC Acquires New Properties for Operations of FSI, Inc.

DTJT Properties, LLC recently purchased a total of 12 acres with a 2,500 square foot shop maintenance facility and 4,000 square feet of office on Aqua Chem Drive located just off of Old Mt. Holly Rd. Six acres of land was purchased from OMHR Properties. Lester Osborn represented DTJT Properties in this transaction. An additional six acres and the buildings were purchased by DTJT from Watson Enterprises of NC, Inc. (Charlotte Truck Driver Training School). Lester Osborn represented both parties in this transaction. The plan for the twelve acres is to relocate the operations of FSI, Inc. FSI, Inc. is a locally owned intermodal business that currently has operations at Keeter Drive and Chesapeake Drive. New Home for Domino's Pizza

The former Kentucky Fried Chicken in Cherryville, NC will be the new home of Domino's Pizza. The building, located at 709 East Church Street in Cherryville, NC, was purchased by an investment group that will renovate the building and lease it to Domino's Pizza. The building was vacated when the KFC built a new location down the street. Jim Plyler of Piedmont Properties represented the Buyers in the transaction. An opening in October 2008 is planned.

Another South End Redevelopment March 13, 2008
In an attempt to get located near the Light Rail, Southend Development Group LLC recently purchased 222 Rampart Street. The property included a 24,142 SF industrial building and the plan for the property is to convert the use to office. Frank McCleneghan and Steve Gentry of Piedmont Properties represented the seller, Kenny Simpson. Clarus Properties represented the buyer.

Firehouse Casual Living Store Purchases Building for Main Warehouse and Clearance Center January 30, 2008
Lester E. Osborn, CCIM, SIOR of Piedmont Properties represented the Buyer, Debs Pedigo of D& K Assets, LLC, in a recent transaction at 1201 Westinghouse Blvd, Charlotte, NC, a 171,049 SF facility. Mr. Pedigo is owner of Firehouse Casual Living Store and has plans to renovate the building for the main warehouse and a clearance center for Firehouse Casual Living Store and Furniture Marketplace. Firehouse Casual Living Store has stores through North and South Carolina. The Seller was represented by A. Scott Hensley, CCIM,SIOR of Piedmont Properties.

Highly Visible In-Fill Corner Sells January 1, 2008
Jim Plyler of Piedmont Properties / CORFAC International recently closed on a 4.5 acre parcel located at the corner of Central Ave. and Briar Creek Road in Charlotte. Jim Plyler represented the sellers in the transaction. The buyer, Citiline Resortline Development has started construction on 99 multi-family condo units named the The Vyne. www.thevyne.com
Jim Plyler had been working with the owners for over two years to secure a buyer. The owners did not want any signage on the property since they lived on the property and Jim was able to secure a buyer by personally calling potential buyers from his prospect lists. The property was put under contract to a retail developer that had plans to develop an Aldi anchored shopping center. The corner was, according to the Charlotte Mecklenburg Planning Commission, suppose to be developed as a commercial retail center. When the original buyer ran into opposition from the neighborhood he dropped the development leaving Piedmont Properties back to square one. Shortly thereafter the property went under contract to Citiline Resortline Development. The property was sold for $1.55 million.

Investment Sale-Northline Drive, Cornelius, NC October 25, 2007
Steve Gentry and A. Scott Hensley, CCIM, SIOR of Piedmont Properties represented the Seller in a recent investment sale for 18627 & 18631 Northline Drive, Cornelius, NC. The property included 21,600 SF on 1.39 acres and was 100% occupied upon sale. The Buyer was Northline-Cornelius, LLC and was represented by John Box of Percivals.

Local Developer Purchases Land on Westinghouse Blvd October 24, 2007
Steve Gentry and A. Scott Hensley, CCIM, SIOR represented JKH Properties, LLC (J.K. Hogan, Inc.) in the purchase of 4.22 acres at 11101 Westinghouse Blvd. J.K. Hogan is a local developer and proposes to build (4) 12,000 SF speculative office/warehouse buildings on the property. The buildings will be available for sale or lease. The Seller was Newcomb Spring Corporation and was self represented.
