73,000 SF Charlotte Warehouse Gets New Owner
June 20, 2008

A. Scott Hensley, CCIM, SIOR and Lester E. Osborn, CCIM, SIOR of Piedmont Properties/CORFAC International represented Trimming Associates in its sale of a 73,800 square foot warehouse, located at 900 Pressley Road in Charlotte, to TPM Properties for $2 million. TPM will fill 25,000 SF of space with company offices, and Trimming Associates will continue to operate its manufacturing business from the warehouse. Tom Auer of Cornelius, NC-based Centdev Properties represented TPM in the transaction.

Trendy Restoration in Sight for West Morehead Corner

Formerly known as the site of a Volkswagon Repair Shop, 1600 W Morehead Street, is destined for a hip transformation. Plans could include retail, restaurant, or office space. Jim Welsh, investor, has teamed up with The Nichols Co. to help make this salvation of the 2,000 SF block garage possible. The site was purchased for $450,000 and the group plans to invest an additional $100,000 to make it more attractive to Tenants. A. Scott Hensley, CCIM, SIOR of Piedmont Properties represented the Buyer in this transaction.

DTJT Properties, LLC Acquires New Properties for Operations of FSI, Inc.
April 30, 2008

DTJT Properties, LLC recently purchased a total of 12 acres with a 2,500 square foot shop maintenance facility and 4,000 square feet of office on Aqua Chem Drive located just off of Old Mt. Holly Rd. Six acres of land was purchased from OMHR Properties. Lester Osborn represented DTJT Properties in this transaction. An additional six acres and the buildings were purchased by DTJT from Watson Enterprises of NC, Inc. (Charlotte Truck Driver Training School). Lester Osborn represented both parties in this transaction. The plan for the twelve acres is to relocate the operations of FSI, Inc. FSI, Inc. is a locally owned intermodal business that currently has operations at Keeter Drive and Chesapeake Drive. New Home for Domino's Pizza
April 22, 2008

The former Kentucky Fried Chicken in Cherryville, NC will be the new home of Domino's Pizza. The building, located at 709 East Church Street in Cherryville, NC, was purchased by an investment group that will renovate the building and lease it to Domino's Pizza. The building was vacated when the KFC built a new location down the street. Jim Plyler of Piedmont Properties represented the Buyers in the transaction. An opening in October 2008 is planned.

Another South End Redevelopment
March 13, 2008

In an attempt to get located near the Light Rail, Southend Development Group LLC recently purchased 222 Rampart Street. The property included a 24,142 SF industrial building and the plan for the property is to convert the use to office. Frank McCleneghan and Steve Gentry of Piedmont Properties represented the seller, Kenny Simpson. Clarus Properties represented the buyer.

Firehouse Casual Living Store Purchases Building for Main Warehouse and Clearance Center

Lester E. Osborn, CCIM, SIOR of Piedmont Properties represented the Buyer, Debs Pedigo of D& K Assets, LLC, in a recent transaction at 1201 Westinghouse Blvd, Charlotte, NC, a 171,049 SF facility. Mr. Pedigo is owner of Firehouse Casual Living Store and has plans to renovate the building for the main warehouse and a clearance center for Firehouse Casual Living Store and Furniture Marketplace. Firehouse Casual Living Store has stores through North and South Carolina. The Seller was represented by A. Scott Hensley, CCIM,SIOR of Piedmont Properties.

Highly Visible In-Fill Corner Sells

Jim Plyler of Piedmont Properties / CORFAC International recently closed on a 4.5 acre parcel located at the corner of Central Ave. and Briar Creek Road in Charlotte. Jim Plyler represented the sellers in the transaction. The buyer, Citiline Resortline Development has started construction on 99 multi-family condo units named the The Vyne. www.thevyne.com

Jim Plyler had been working with the owners for over two years to secure a buyer. The owners did not want any signage on the property since they lived on the property and Jim was able to secure a buyer by personally calling potential buyers from his prospect lists. The property was put under contract to a retail developer that had plans to develop an Aldi anchored shopping center. The corner was, according to the Charlotte Mecklenburg Planning Commission, suppose to be developed as a commercial retail center. When the original buyer ran into opposition from the neighborhood he dropped the development leaving Piedmont Properties back to square one. Shortly thereafter the property went under contract to Citiline Resortline Development. The property was sold for $1.55 million.

Steve Gentry and A. Scott Hensley, CCIM, SIOR of Piedmont Properties represented the Seller in a recent investment sale for 18627 & 18631 Northline Drive, Cornelius, NC. The property included 21,600 SF on 1.39 acres and was 100% occupied upon sale. The Buyer was Northline-Cornelius, LLC and was represented by John Box of Percivals.

Local Developer Purchases Land on Westinghouse Blvd

Steve Gentry and A. Scott Hensley, CCIM, SIOR represented JKH Properties, LLC (J.K. Hogan, Inc.) in the purchase of 4.22 acres at 11101 Westinghouse Blvd. J.K. Hogan is a local developer and proposes to build (4) 12,000 SF speculative office/warehouse buildings on the property. The buildings will be available for sale or lease. The Seller was Newcomb Spring Corporation and was self represented.

The Goddard School Enters Into 10 Year Lease

J&M Andrews Maintains Current Tenant; Plans Include Expansion

J&M Andrews, Buyer represented by CB Richard Ellis, will maintain the current tenant, Visual Impressions, and has plans to possibly expand the facility.

Affordable Custom Iron Relocates Due to Light Rail Line

Afforadable Custom Iron formerly of 3610 South Blvd. purchased the building located at 509 Scholtz Road. Frank McCleneghan of Piedmont Properties represented the Buyer; Buyer having to relocate because of the new light rail line. Jim Plyler of Piedmont Properties was the listing agent and represented the Seller. The property was a great match for the new owner with the new location being only approximately one mile from their previous location.

Industrial Condominum Satisfies 1031 Exchange

Jim Plyler of Piedmont Properties represented a local investor on a 1031 exchange. The investor purchased a leased industrial condominium from MPP Westinghouse LLC located on Nations Ford Road in Charlotte, NC.

Full Asking Price Secured for N Tryon Property Seller

Steve Gentry and Jim Plyler of Piedmont Properties represented the Seller on a recent transaction at 4509 N Tryon Street, Charlotte, NC. The single tenant retail building was leased on a month to month basis to a tenant. The Sellers did not want to distrub the tenant and asked that a sign not be put on the property. By canvassing the neighborhood and drawing from a pool of investors the brokers were able to sell the property with multiiple offers at Seller's full asking price.

Los Angeles Based Company Finds Seventh Home in South End

American Apparel of Los Angeles, CA has leased 5,000 square feet at the corner of Camden and S Tryon in the South End area of Charlotte, NC. Frank McCleneghan of Piedmont Properties assisted American Appareal in the selection of the site making it one of seven in North America. American Apparel specializes in American made t-shirts and apparel and plan to open in January 2006.

Jay Street Building Sells
December 9, 2005

Listing brokers, Jim Plyler and Scott Hensley of Piedmont Properties, represented the Sellers of 900 Jay Street to JR Cole Industries. The property, owned by a local trust, was sold to be used as a corrugated packaging facility for the pharmaceutical industry. The building is 29,000 square feet and is located close to downtown Charlotte and all of the major interstates.

New Auto Dealership to Open in Union County
October 14, 2005

Spurred by rapid growth in Union County a regional car dealership group recently purchased the former Suzuki dealership located at 3842 W Roosevelt Blvd in Monroe, NC. The property sold for $2.25 million and was handled by Piedmont Properties brokers, Jim Plyler and Steve Gentry. The new ownership group has plans to open under a national brand.

Lone Star Steaks Coming to Monroe
September 19, 2005

Piedmont Properties brokers Jim Plyler and Steve Gentry recently handled the sale of a 1.47 acre tract at Poplin Place in Monroe, NC. Poplin Place is a new power center west of Monroe on US 74. Anchor tenants include Target, Best Buy, TJ Maxx, Petsmart, and Chili's Grill and Bar. Lone Star will locate on an outparcel to this power center. The site sold for $925,000.00.

Piedmont Properties Provides Quick Solution
September 1, 2005

Zimmer-Hester Furniture Liquidators leased two buildings totaling 106,000 square feet to serve as their distribution center for Rhodes Furniture liquidation sale. Piedmont Properties represented both Zimmer-Hester and the owners of 1018 Jay Street and 900 Jay Street. Because of a tight delivery schedule, Zimmer-Hester needed to secure warehouse space quickly. Scott Hensley and Jim Plyler of Piedmont Properties were successful in locating two suitable properties, negotiating two separate lease agreements and delivering keys to Zimmer-Hester within six days for their property search.

Star Holdings Acquires Additional Investment Property
June 30, 2005

Charlotte based Star Holdings, LLC acquires a two building, multi-tenant investment property totaling 33,000 SF near NorthLake Mall in Northeast Charlotte. This is the second investment transaction in which Piedmont Properties has represented Star Holdings, LLC; both purchases are value-added investments requiring substantial investment. The property is located at 8424 and 8432 Old Statesville Road.

Former Krispy Kreme Manufacturing Facility Sells
June 1, 2005

Listing brokers Scott Hensley and Steve Gentry, of Piedmont Properties, worked with Krispy Kreme Doughnuts on the sale of the former manufacturing facility on Wilkinson Blvd in Charlotte, NC. Broker Jim Plyler also with Piedmont Properties represented the buyrs, a local investment group.

Short plans call for leasing of the facility, which will be handled by Piedmont Properties, and eventually a redevelopment of the property to a retail oriented project. With the site being near the new Wal-Mart Supercenter expectations are high that a quality redevelopment of the site will be in the near future.

Local Landmark Restaurant Sells
May 31, 2005

Harris Grille, located on Statesville Road in the Harris Corners Development, recently sold to Hickory Tavern. Steve Gentry and Jim Plyler of Piedmont Properties represented the sellers of the property. After a new make over and a new menu the Hickory Tavern reopened. The restaurant located near the new North Lake Mall on Harris Blvd. sold for $2.7 million and it included the real estate, furniture, fixtures, and equipment.

High Profile Site Sells to Local Developer
May 16, 2005

Jim Plyler of Piedmont Properties brokered the sale of the corner of Randolph Road and Laurel Avenue to The Boulevard Company. The buyer initially was seeking a rezoning on the property to a higher density residential development. After neighbors resisted the rezoning, The Boulevard company purchased the property anyway. They plan to develop the site with twenty-one townhomes, which is allowed under the current zoning.

The site had been for sale for three years with other brokerage firms and Piedmont Properties was able to identify and put the site under contract within sixty days of the listing agreement.

I-85/University City Boulevard Site Sells for $5.5 Million
April 26, 2005

Crescent Resources, a division of Duke Energy, has sold a 73 acre site at the new interchange of I-85 and University City Blvd. Jim Plyler of Piedmont Properties represented the buyers in the sale of the property. The buyers, an investment group, plan to develop a master plan and install infrastructure to coincide with the new University connector. City officials estimate the opening of the road within two to three years.

Piedmont Properties Develops 12.5 Acre Site Home to Acton and TLS

Piedmont Properties recently developed a 12.5 acre truck depot site on Starita Road, less than one mile from the I-85 and I-77 interchange. This site made home to Acton Mobile Storage and Truck Lease Services

Truck Lease Services, headquartered in Winston Salem, offers container drayage and storage as well as intermodal, truckload, and LTL transportation services. TLS relocated to Starita Road from Mt. Conveniently Located Former Great Coastal Facility Provides Solution for CAM Properties

CAM Properties recently purchased the former Great Coastal terminal located at 1000 Thomasboro Road. This centrally located property, accessible by I-85 via the Glenwood exit, will accommodate CAM Fabrication and ACCESS Accessories thus providing easy access for their customers. According to CAM's local manager, combining these two operations into one cental location will allow them to be more competitive in the Charlotte market; which in turn will further their success.

Downtown Matthews Acquires Accommodating Practicioner

Dr. Will Conner purchased 3,700 SF at Matthews Corner located on West Matthews Street in downtown Matthews, NC. He is a general practicioner with a Spanish-fluent staff to accommodate most all patients. Dr. Conner moved in February 2005.
