Jim Plyler represented Lennar Multifamily Communities on the purchase of a 5.7 acre site in Lower South End at Verbena & Gilead Streets. Lester Osborn, CCIM, SIOR and Scott Hensley, CCIM, SIOR represented the sellers of 213 Verbena St and 4615 Gilead St, two of the three parcels in the assemblage.

Samartino is Named the Overall Top Industrial Producer in 2020

A huge congratulations to Christian Samartino, SIOR for being named the 2020 overall top industrial producer through the Charlotte Region Commercial Board of Realtors Deal Makers Award program. Christian’s hard work and dedication paid off as he completed 43 industrial transactions in 2020 totaling over $112 million in value.

The I-77 Speedway, known as the “Little Diamond of the South,” was a hot spot for dirt track racing fans for many years. The 4/10-mile clay oval located at 2657 Lancaster Highway in Chester, SC raced NDRA Crate Late Models, Super Street, Renegades, Semi-Modified 4, Sportsman Crate, and UCar until it’s closure in late 2013. Since then, the property has been used for annual equipment and tractor auctions and was later listed for sale as an industrial development site.

The 30-acre parcel was recently purchased for $1,000,000 by Alliance DriveAway Solutions, Inc. who was represented by Scott Hensley, CCIM, SIOR and Lester Osborn, CCIM, SIOR of Piedmont Properties/CORFAC International. The seller, Mosley Motor Sports, was represented by Jan Ringeling of the Moody Group | Moody Holdings & Development.

“We continue to see tremendous demand for heavy industrial sites to be used for outdoor storage of trailers, trucks, construction equipment, and other products.  Due to high demand and limited supply in Mecklenburg County, our clients are expanding their searches to include sites in the ring counties around Mecklenburg.  Because Alliance DriveAway was looking for a development site, the cleared and partially graded land of the I-77 Speedway became the most attractive option for significant cost savings on their future site work,” says Scott Hensley, CCIM, SIOR.

Piedmont Closes Two Industrial Investment Deals to Out of Market Buyers

Piedmont Properties/CORFAC International recently facilitated two industrial investment deals to buyers outside of the Charlotte region. The first property, an 18,200 SF industrial BTS for Heniff Transportation, was acquired by an investor from San Francisco for $5,950,000. After previously facilitating the initial build-to-suit for Heniff Transportation in 2018 including site selection, Lester Osborn, CCIM, SIOR, Scott Hensley, CCIM, SIOR, and Christian Samartino, SIOR represented the seller in the most recent transaction.

The Steele West Business Center, a portfolio of four 11,920 SF office/warehouse duplexes in Southwest Charlotte, was recently acquired by an investment firm out of St. Louis, MO for $6,800,000. Scott Hensley, CCIM, SIOR and Lester Osborn, CCIM, SIOR represented the buyer and seller in this transaction. Piedmont has been involved with this development since the first building was built in 2012. Seven of the eight spaces are currently occupied by tenants with multiple locations both domestically and internationally, and Piedmont Properties is the primary leasing company for the current 5,960 SF vacancy.

Holy Angels is an incredible organization that provides care and opportunities for people with intellectual developmental disabilities and delicate medical conditions. It was a pleasure to support this organization and enjoy an afternoon at Meadow Wood.

Scott Hensley, CCIM, SIOR Receives the Olen Monsees Award

Congrats to Principal Scott Hensley, CCIM, SIOR on being one of four 2020 CORFAC International Standards of Excellence Award winners. Scott received the Olen Monsees award which recognizes an individual member who goes above and beyond the call of duty without being asked and is considered an "unsung hero" of the network.

“I am humbled and grateful to be recognized by my fellow CORFAC members for the Olen Monsees Award,” Hensley said. “I was fortunate to know Olen well and considered him a friend who I enjoyed spending time with at conferences. For my fellow members to think I possess even a few of the great character traits of Olen is an honor.”

Scott currently serves as the chairman of the Affiliation Development Committee for CORFAC International.

Lester Osborn, CCIM, SIOR recently represented Conklin Metal Industries in the lease of 38,010 SF at the Distribution Point industrial facility in North Charlotte. The facility is located at 2111 Distribution Center Drive, Charlotte, NC 28269.

This transaction was part of a referral from Dan Granot, SIOR with Joel & Granot Real Estate/CORFAC International in Atlanta, GA.

453 Atando - Sold

Lester E. Osborn, CCIM, SIOR, A. Scott Hensley, CCIM, SIOR, and Jim Plyler of Piedmont Properties/CORFAC International just closed a deal on 453 Atando Avenue. The industrial warehouse has 11,835 SF and is zoned I-2. In the transaction, Lester and Scott represented the seller and Jim represented the buyer.
